Property management is one of the fastest-growing employment segments within Cyprus’s real estate sector, driven by the expansion of the buy-to-let market, growth of short-term rental platforms and increasing complexity of managing multi-unit residential developments.

What Property Management Actually Involves

Property managers in Cyprus perform very different functions depending on who they work for. At a residential management company overseeing a large apartment block, the role centres on maintenance coordination, communal area management, service charge collection and contractor relations. At a short-term rental management company, the focus is on guest communications, pricing optimisation and cleaning coordination. At a developer’s post-sale management department, the work spans warranty claims and owner relations. Salaries and Career Progression

Junior property management roles typically pay €22,000–€30,000. Experienced property managers with their own portfolio earn €32,000–€50,000. Senior property and estate managers at large commercial or mixed-use developments can earn €55,000–€80,000. The short-term rental sector has created performance-linked roles where income is tied to occupancy and revenue — successful managers earn €35,000–€65,000. Skills That Employers Look For

Effective property management requires strong organisational skills, client relationship management, basic financial literacy, contractor management, and — critically in Cyprus’s multilingual market — communication skills in at least English and ideally some Greek and/or Russian or Hebrew (the main buyer languages in Cyprus’s international market). Real estate licensing requirements in Cyprus are administered by the Council of Real Estate Agents, and licensed agents operating in property management are preferred by institutional clients.
